TERMS OF ENGAGEMENT
These Terms of Engagement set out the basis upon which Denstone Properties Ltd agrees to undertake a RICS Level 3 Building Survey for the Client.

1. Service Standard
The survey will be undertaken as a RICS Level 3 Building Survey in accordance with the current RICS Home Survey Standard and associated professional guidance in force at the date of inspection.
2. Scope of Inspection
This is a detailed visual inspection of the accessible parts of the property, including the structure, roof spaces, cellars, outbuildings, and permanent external areas where reasonably accessible. The report will provide advice on condition, defects, probable causes, risks, and repair options, together with priorities for further action.
3. Exclusions and Limitations
The inspection remains non-invasive. No opening up, testing, commissioning, exposure of concealed elements, or disturbance of finishes will be undertaken unless separately instructed in writing. Services are visually inspected only and no specialist testing is included.
4. Reliance
The report is prepared solely for the named Client for the stated purpose of assessing the condition of the property. No third party may rely on it without the prior written consent of Denstone Properties Ltd.
5. Fee Basis
The agreed fee and VAT status shall be as set out in the accompanying quotation or instruction confirmation. Payment is due in accordance with the invoice terms, and the report may be withheld pending settlement.
6. Professional Indemnity and Liability
The total liability of Denstone Properties Ltd arising from this instruction, whether in contract, tort, negligence, or otherwise, shall be limited to £500,000, being the limit of professional indemnity insurance maintained for this service.
7. Access and Information
The Client shall ensure safe and timely access to all relevant areas and provide any available documents relating to alterations, guarantees, prior reports, or known defects.
8. Complaints Handling
Any dissatisfaction shall be addressed under the company’s formal complaints handling procedure, available upon request.
9. Jurisdiction
These Terms of Engagement shall be governed by the laws of England and Wales and subject to the exclusive jurisdiction of its courts.
